The debate includedconsideration oftheproximityoftheproposed garagetothe neighbourand theadverseeffectof thegarageon thecharacterof thearea, which was considered contrary to theNuthallNeighbourhoodPlan. Therewas anacceptanceof theneedforthe garage,butit wasnotedthattherewerea numberof potentiallocationsthatwouldbe moreappropriate,as theywouldnot impactonneighbouramenity.

 

RESOLVED thatplanningpermission be refused, with the precise wordingof therefusalto bedelegatedto theChair ofthe PlanningCommittee and the Head ofNeighbourhoodsand Prosperity.

 

Reasons

 

1.          The proposeddevelopmentby virtueof itsscale andsitingclosetothewest boundaryofthesite willhavea detrimentalimpacton theneighbouringproperty atTheOldOrchard,7b EdwardRoad, resultingin anunacceptableloss of amenityfortheneighbouringproperty,contrary toPolicy H11of theBroxtoweLocalPlan (2004),Policy 10of theBroxtoweAlignedCore Strategyand Policy17of theDraftBroxtowePart2 LocalPlan(2018).

2.          The proposeddevelopmentwillbe outof keepingwith thecharacterof thearea, contrarytoPolicy H11of theBroxtoweLocalPlan (2004),Policy 10of theBroxtoweAlignedCoreStrategy,Policy 17of theDraftBroxtowePart2 LocalPlan (2018)andPolicy5 oftheNuthallNeighbourhoodPlan.
